Ancillary Services

The Ancillary Services Department has overall responsibility for housing, property management, tenant management, maintenance, technical services, fleet management and transport routes within Ability West. Ability Wests property portfolio is made up of thirty day services, six respite centres, twenty four group homes, eight apartments along with our head office Blackrock House and our training centre Firefly, in Ballybane. The team is led by Ancillary Services Manager Peter Burke.

Property Management / Tenant Management

2024 will see the introduction of new Tenancy Agreements for all Ability West full time residents. Ability West is an Approved Housing Body and as such is regulated by the Approved Housing Bodies Regulatory Authority (AHBRA). Under the Housing (Regulation of Approved Housing Bodies) Act 2019, we are required to make changes to the way we provide housing. The Tenancy Agreement is a legally binding contract, and each Tenancy will be registered with the Residential Tenancies Board. This will give residents greater protection and security of tenure. Rents collected will go towards the ongoing maintenance costs for the property and towards a sinking fund which is now a legal requirement under the Housing Act 2019.

Maintenance

Our maintenance team is led by Michael Jennings, Ancillary Services Co-Ordinator. Michael oversees the daily maintenance plan through our facilities management software package, FLEX. Ronan Waldron and Adrian McLoughlin complete the team as maintenance operatives carrying out essential and planned maintenance projects throughout our property portfolio.

Ability West have a fleet of forty vehicles. Three of these vehicles are nineteen seater minibuses which provide transport to our day services in Galway City (2) and Tuam (1). Our three dedicated drivers on these routes are:
